TENANT QUALIFICATION
Rental Application Policy and Terms
All applicants must be at least 18 years of age. Each adult planning to reside in the property is required to complete a separate online rental application using their own email address.
If you choose to lease one of our properties, a security deposit equivalent to one month’s rent, along with the last month’s rent, may be required prior to move-in. In certain cases, an additional deposit may be requested if the applicant does not meet all qualification standards.
Home Reservation Option:
Once your application is approved and you’ve personally viewed the property, you may choose to reserve it. To do so, you must:

Have received official approval from our office

Agree to accept the unit in its current condition (“as-is”)
To secure your reservation, a $500 fee must be submitted via Zelle. This fee may be credited toward your security deposit once the lease is signed and you’ve taken possession of the unit.
Please note: If the unit is taken off the market on your behalf and you later change your mind, the reservation fee will be forfeited in full.
If you sign a lease and then cancel prior to moving in, all deposit funds will be forfeited as liquidated damages, and you may also be held liable for additional terms under the lease.
Occupancy Limit: We adhere to a maximum of two persons per bedroom across all our rental properties.
No Smoking Policy: All units are strictly non-smoking. Smoking inside any rental unit is grounds for immediate lease termination.
By submitting an application and paying the application fee, you authorize our management team to conduct a comprehensive background screening, which may include:

Credit report and credit score review

Past eviction history

Employment verification

Landlord references

Criminal background check

Local civil and criminal public records review

National sex offender registry cross-check
If you’re unable to provide solid rental or employment history, have a high debt-to-income ratio, a criminal record, prior evictions, or are listed on the sex offender registry, your application may be denied.
Before applying, we strongly recommend that either you or a trusted representative view both the exterior and interior of the property. All rental units are accepted in “as-is” condition at the time of application.
