Tenant Qualification Overview

Please note that not all applicants will qualify. Here’s a summary of the key requirements:

• A valid government-issued photo ID

• Proof of income from the past 90 days (pay stubs or personal bank statements; no business or corporate accounts)

• A pet profile through www.petscreening.com if you have any pets

• Contact information for your current landlord and rental history for the last 3 years

• Every adult (18+) must complete a separate application using their own email and pay a $100 application fee (refundable if the application is denied)
   

Applications May Be Denied For:

• Incomplete or missing documents

• Prior evictions or unresolved debts with previous landlords

• Credit score under 550 or no credit history

• Insufficient monthly income

• Poor landlord or reference feedback

• Open bankruptcies

• Pets over 30 lbs or restricted breeds

• Too many vehicles

• Move-in date requested too far in the future
